So what happened?

So I wouldn't pay $2395 for the one bedroom townhouse apartment I saw, but I did like this duplex apartment with rooftop garden access. The dilemma is that I need to put down an extra month of rent and then there is a broker's fee. I am not sure what to do. It's giving me a headache.
